The 10-Point Checklist Every Tenant in London Should Use Before Signing Anything

You've finally found a room that looks perfect. Great location, reasonable price, friendly landlord. You're tempted to sign immediately before someone else takes it.

Stop. Breathe. Read this first.

Every year, thousands of tenants in London sign agreements they later regret — because they moved too fast. This checklist will help you slow down just enough to make the right decision.

✅ 1. Visit the Property in Person

Never pay a deposit for a property you haven't physically visited. Photos can be outdated, misleading, or outright fake. If you're still overseas, arrange a video tour with the landlord or agent — and look carefully for anything that doesn't add up.

✅ 2. Verify the Landlord's Identity

Ask for the landlord's full name and verify they actually own or have the right to let the property. You can check ownership through the Land Registry. Legitimate landlords won't object to this.

✅ 3. Read the Tenancy Agreement Carefully

Before signing, read every clause. Key things to look for:

  • What happens if you need to leave early?
  • Are there restrictions on guests or visitors?
  • What is and isn't covered in the rent?
  • Who is responsible for repairs?

✅ 4. Confirm What's Included in the Rent

"Bills included" should be clearly stated in writing, along with which bills (electricity, gas, water, council tax, Wi-Fi). Don't assume — confirm.

✅ 5. Ask About the Deposit

Your deposit must be protected in a government-approved deposit protection scheme. Ask which scheme, get confirmation in writing, and check that you understand the conditions for getting it back in full.

✅ 6. Inspect the Property Thoroughly

On the day you view: check taps, heating, windows, appliances. Note any existing damage and photograph everything before you move in. This protects you from being blamed for damage you didn't cause.

✅ 7. Check the Notice Period

How much notice do you need to give to leave? And how much can the landlord give you? Make sure the terms are reasonable and clearly stated.

✅ 8. Understand Your Rights as a Tenant

In the UK, you have strong legal protections as a tenant. Familiarise yourself with the basics — you cannot be evicted without proper legal process, and your landlord cannot enter without reasonable notice.

✅ 9. Never Pay Cash Without a Receipt

Always pay by bank transfer and keep all records. If a landlord insists on cash, treat that as a red flag.

✅ 10. Use a Trusted Agency or Platform
