New to London? 7 Honest Things Nobody Tells You About Finding a Place to Live

Every guide about renting in London tells you the same things: check the contract, protect your deposit, visit before you pay. All true. But there's a lot that most guides skip over — the stuff you only learn after you've already made the mistake.

Here's the honest version.

1. Good Rooms Go in Hours, Not Days

If you see a great room at a fair price in a good area and you're still "thinking about it" 24 hours later — it's gone. The London rental market moves fast. Viewing on Wednesday and deciding by Friday is often too late. If it ticks your boxes, be ready to move quickly.

2. The "Bills Included" Trap

Some landlords advertise "bills included" but set a monthly cap (e.g. £50 per month for utilities). Go over that, and you pay the difference. Always ask: "Are there any caps or limits on the bills?"

3. Location vs. Commute: Do the Maths

Saving £150/month by living in Zone 4 sounds great — until you realise you're spending an extra £80/month on transport and 40 minutes more per day commuting. Do the full calculation before choosing an area based on rent alone.

4. Your Reference Check Will Happen

Reputable landlords and agencies will run reference checks: employment, previous landlords, credit history. If you're new to the UK and don't have all of these, mention it upfront and look for landlords who are experienced with international tenants — they exist, and they're worth finding.

5. The Deposit Is Not a Gift

A standard deposit is 5 weeks' rent. Before you move in, document everything with photos and a written inventory. This is your protection when you leave — don't skip it.

6. Flatmates Can Make or Break the Experience

The room might be perfect — but if the people you're living with are incompatible with your lifestyle, it'll feel like a nightmare. Some agencies let you meet current tenants before you move in. If yours doesn't, ask anyway.

7. Going Through an Agency Changes Everything

Direct landlord rentals can work out fine — but when something goes wrong (and in housing, something always can), having an agency as an intermediary is invaluable. They manage repairs, disputes, and communication so you don't have to.
